“Buy, Renovate, Rent, Refinance, Repeat, Sell” is a proven real estate investment strategy that has gained significant popularity among investors looking to maximize their returns. This approach involves a series of strategic steps aimed at generating wealth through property investments.

The process begins with purchasing an unmodernised property with potential for improvement & appreciation. After acquiring the property, investors renovate and improve it to increase its market value and appeal to potential renters & buyers. This step is crucial as it enhances the property’s rental income potential and suitability for a quick sale.

Once the property is renovated and ready for occupancy, it is rented out to generate a steady stream of rental income. This income can then be used to cover mortgage payments, property management costs, and other expenses associated with property ownership.

As the improved property quickly appreciates in value and continues over time, investors can take advantage of this increased equity by refinancing the property. The BRRRRS Cookie Cutter Approach.

For Maximum Efficiency and Profitability, a Cookie-Cutter Approach should be adopted.

My Cookie-Cutter Approach involves buying, preferably at Auction, a 2 & 3 Bedroom UnModernised Terraced House with a Ground-Floor Bathroom, generally at the rear of the Property through the Kitchen and relocating the Ground-Floor Bathroom to the 1st Floor without losing a Bedroom. 

Being Unmodernised, Substantive Add-Value Future-Proof Improvements should be included in the Specification, most of which are on this Website under Cookie Cutter Renovation Specification, Adding Value to the completed project over and above the cost of the Improvements to achieve NMLI having refinanced at up to 80% LTV.
